For investors and developers

Whether you build, buy, or hold, the property-tax bill is part of the investment.

This page is for real estate investors and developers who acquire or build Texas commercial properties. The properties you keep are a strong fit for a recurring annual review, and selling a property does not rule out working with Alpha Tax Solutions. We look at the property-tax question when a property is acquired and throughout ownership.

Wireframe note: corrected after the Oct. 1 meeting. Developers who sell properties are not excluded. Retained properties are the strongest fit for annual review; Brent noted referrals to buyers and cases where the relationship continued with the buyer. The page does not describe development-stage services, underwriting models, or forecasts.

Representing Texas commercial owners, operators, and investors

Two moments that matter

The property-tax question shows up at purchase—and keeps showing up while you hold.

At acquisition

What changes when the property changes hands?

  • The seller’s tax bill is not necessarily your post-purchase tax exposure.
  • The purchase price matters, but it does not settle every question about the assessment.
  • The first notices after closing are worth reading closely.

During ownership

Is the assessment still supported by the property?

  • A higher assessment can put pressure on cash flow, NOI, and the return you expected.
  • A flat value is not automatically a fair one when comparable properties are treated differently.
  • As the portfolio grows, notices arrive from more counties and appraisal districts.

Where Alpha Tax Solutions fits

Alongside the decisions you already make as an owner.

  1. 01

When you are evaluating a property

Bring the property-tax question into the buyer’s review, alongside the rest of the property’s facts.

  2. 02

When a property you built is placed in service

A newly completed property you plan to keep becomes part of the portfolio you own and operate, and properties you keep are worth reviewing every year as part of that portfolio.

  3. 03

When notices arrive on what you hold

Review the assessment against what the property can support and how comparable properties are treated.

Wireframe note: per Brent, Alpha can be involved before contract, during due diligence, and after closing. Open item: whether Alpha reviews newly completed properties at placed-in-service is not yet confirmed in the meeting notes.

Documented multifamily result

When the assessment does not match the property, the evidence can change the outcome.

On a 480-unit apartment complex, Alpha Tax Solutions reported a $9,094,770 reduction in appraised value and $223,474 in one-year tax savings.

Common questions

Questions investors ask before reaching out.

I recently purchased the property. Does the purchase price settle the issue?

Not necessarily. The purchase price is important, but it does not answer every question about the assessment or comparable treatment.

Could a lower tax appraisal affect resale value or financing?

A tax appraisal and an appraisal used for resale or financing serve different purposes. Alpha Tax Solutions can explain how those figures relate in the context of your property.

Do you work with one property or only portfolios?

Alpha Tax Solutions does not work only with portfolios. A single commercial property may be considered, and Alpha also works with owners and operators who need a coordinated view across multiple properties and appraisal districts. Share the property and we will tell you whether a deeper conversation makes sense.

How are fees structured?

Fees generally start at 30% of tax savings. The exact engagement terms are explained to you and signed before representation begins.

Does requesting a review create representation?

No. Requesting a review does not create representation. Any representation terms are explained to you and signed by both parties before an engagement begins.
